Puerto Vallarta / Riviera Nayarit

Real Estate Market | 41 P O R T A D A ceived 3.8 million visitors in 2006 and 4 million tourists are estimated for 2007, of which 52% are Mexican, more and more from Mexico City thanks to increased flights and 48% foreign. He confirmed that 60% of visitors stay in Vallarta and the re- mainder are distributed around the bay, mainly in hotels on the Riviera Nayarit. The number of visitors to Vallarta is only surpassed by Cancun- Riviera Maya as a beach tourism destination; therefore, it is a ma- ture destination reinforced by its stage in the product life cycle, which is the real estate stage, he commented. “Puerto Vallarta offers 18,000 hotel rooms and it is estimated that the non-hotel offer, including real estate, is in the region of 12,000 units”. S UPPLY AND DEMAND Rafael Cobarrubias, sales director of Las Palomas, Beach & Resort, in Puerto Peñasco, and who also markets the Casa Velas Project in Puerto Vallarta, commented that since hurricane Wilma swept Cancun two years ago, the tourist and purchasing demand fa- vors Puerto Vallarta-Riviera Nayarit, both among foreigners and Mexican, including from Mexico City. However, he considers that the supply is not affecting prices be- cause of very varied demand. “The destination has two very-marked markets, Guadalajara and the Bajío, mainly from León, Guanajuato and the US, the entire coast of California and up to Vancouver and Calgary in Canada”. He added that the real estate supply has specialized throughout the destination since there is a huge gay market in Playa de los Muertos. The supply of products observed in the region is full time and more recently the offers fractional and condo-hotel properties. Also as part of this high percentage of US purchasers, hte partici- pation of institutions such as Stewart Title Guaranty de México has been a determining factor, because the real estate property insurance offered by the company has contributed to the ease and security of buying at the destination. There is general agreement that this demand comes from baby- boomers.
